YOU DON'T KNOW WHAT YOU DON'T KNOW

The short answer is, yes. A quality pool only project, built by a reputable builder, usually starts around $70K. in 2025, it is not uncommon for a POOL ONLY project to exceed $100K depending on variables such as: 

  • Size
  • Depth
  • Water Features
  • Equipment
  • Soil Conditions
  • Total Amount of Hardscapes
  • Materials


Of course, there are always exceptions to the rule. In general and in my professional experience, this has been the trend for the past several years. If costs are a factor, the best time to buy a pool was yesterday. These prices are only going to increase as time goes on.  


Because you're comparing apples to oranges. Both fruits. But they are not the same thing. Every Pool Builder will weight costs differently. Where builder X has concrete decks at $18 per SQFT, builder Y puts it at $10 per SQFT. This might be due to builder Y including the difference elsewhere in the pricing. 


Every builder is unique and has their own way of pricing things and sales strategies. My advice, if it sounds to good to be true, it is. 


In my professional opinion, no. If a builder tells you this, its either because they are lying or desperate. Or both in a worst case scenario. Construction prices are what they are.


This really depends on where your project is being built. In Texas where I live, if only 1 builder brings up soil conditions, that's the builder you want to work with. They are the ones doing their homework. Building in expansive clays without treatment can cause serious damage and a lot of money down the road. Prevention is 100% more cost efficient than repair.


Not necessarily. Every homeowner has different intentions for how they will use a pool. Sometimes a 20x60 pool is what is needed. However, something I often say is "You will spend more time on the outside of the water then you will spend on the inside of the water". With this in mind, I believe that the area outside of the pool should be a priority during the design phase. Get the space you know you will enjoy. I will always trade a bigger pool for a bigger structure, more deck space, or more premium materials. Personally speaking. I think the bells & whistles are way more enjoyable.
